Property Investment


Our team of specialist lawyers are the leading commercial property investment group in the North East of England, offering legal advice to clients throughout the UK.

Based in our Trinity Gardens office, our team has expertise in all types of landlord and tenant work, and all types of commercial premises including sales and purchases of shopping centres, offices, industrial estates, mixed portfolios and individual properties.

Our clients range from large public and private property companies to the growing number of individuals and smaller investors choosing to invest in commercial property.

We have significant experience in handling day to day property and estate management issues including acting for landlords in the grant of leases, tenants in the taking of leases, licences to assign, licences to sublet and licences to alter as well as rent reviews and surrenders. We advise daily on all legal aspects of the landlord and tenant relationship. The team also specialises in the acquisition of commercial property for major pension providers as part of their 'Self Invested Personal Pension' (SIPP) operation involving individual members as investors.

Our team also works closely with our specialist team of property litigation lawyers when dealing with disputes, Landlord and Tenant Act lease renewals, forfeiture, dilapidations, contested rent reviews and service charge disputes amongst other things.

Property Finance


Our Property Finance team provides specialist advice to lenders in all aspects of property-related funding work, supported by the resources of one of the UK’s leading law firms. In conjunction with our Banking and Commercial Lending team, we can provide a full service for any funding transaction from nationally recognised specialists in their respective fields including Construction and Engineering, Corporate Tax and Planning teams.

We understand the need to move quickly and provide clear commercial advice to ensure that your customer can complete his deal and the lender can rely on its security.

We act for most of the high street banks and feature on the panels of a number of lenders, having particularly strong links with locally based funders including Newcastle Building Society, Barclays Bank, National Australia Bank (including Clydesdale Bank), Northern Rock plc, Nationwide Building Society, Lloyds TSB Bank plc, Abbey National plc, Alliance and Leicester plc, and Leeds Building Society.

Specific areas upon which our Property Finance lawyers regularly advise include:-

• Independently advising lenders on funding the acquisition or refinancing of a range of commercial and residential properties.

• In conjunction with our Corporate Recovery and Insolvency team, assisting lenders in the formulation of recovery strategies and where necessary dealing with the sale of properties (either on behalf of the lender or its appointed insolvency practitioner).

• Advising on all aspects of development funding supported by our Construction and Engineering group.

• Advising on secured loans to all types of pension funds.

• Advising on secured lending transactions involving offshore companies or bespoke tax-driven structures supported by our Corporate Tax team.

• Advising Borrowers on all aspects of commercial lending work and in particular providing initial advice on structuring transactions in an institutionally acceptable manner.
